Hey, fellow real estate investors, my name is Cameron, and I just closed my first deal with Freedom Mentor. A little bit about myself: I started at a very young age working in the restaurant industry, front of the house, back of the house, catering, serving, bartending, cooking, et cetera, et cetera. The past few years, I’ve been working in the medical field. Most recently, the past year, I’ve been the general manager of a small retail medical store. We’ve got a few different locations in my state, and in about two weeks, I will be quitting there thanks to Freedom Mentor.
I chose real estate investing because it’s something that is very tangible, it’s real, it’s all around us, it’s something that everybody needs. I also have a really strong passion for helping others, helping people, and with real estate investing, it presents the opportunity for me to help other people and be in real estate investing, learn all that fun stuff, and make great money in the process.
A little bit about my deal: The first deal with Freedom Mentor was a short-term subject-to deal whereby I gave the seller a small amount of cash for the title and to move out. At that point in time, I immediately marketed the property, and within 24 hours, was in a multiple-offer situation. The next day, I accepted an offer that was a few thousand dollars above list price, and shortly thereafter, the end buyer conducted an inspection, had some minor repairs for me to do. I did have to come out of pocket a little bit of cash to get those done, and a little bit of cash for the title and for the sellers to move out. That being said, I closed this deal with Freedom Mentor and netted $8,000 in profit after all my costs, so very little cash, no credit at all. This is the first deal of many, and I am very excited about this program.

It is excellent course material, the coaches are wonderful in terms of stepping you along step-by-step through the process and giving you all the resources that you need to succeed. Hello, my name is Cameron and this is a little video about a couple of deals that I just closed with Freedom Mentor. As you can see here, we’re in a vacant house, this house was just completed a few days ago. Just some basic cleanup, and a few repairs here and there, and we’re doing a rent to own today on it. We’ve got a lot of folks coming through to view the property and hopefully we’ll make a video about that soon for you. But a little bit about myself, I have had a lot of different jobs trying to make money to get into real estate, and I always thought that I had to make a lot of money to be able to get started, even investing in real estate to have financial independence. And when I discovered Freedom Mentor and learned about creative real estate investing, I realized that was not the case. And Freedom Mentor has really helped me the entire time learning this process and working my way towards financial independence.
A little bit about these couple of deals that we just closed. Both deals were taken subject to existing financing for a 90 day period. The sellers moved out within 30 days after contract signing. One set of sellers had a family member that was ill that they needed to go take care of, and then the other set had a job opportunity open up and they had to be there immediately and sell their house fast. So we were able to help them out, and take over their mortgage subject to existing financing.
Now both sellers had a little bit of equity that was still due to them. So this was a short-term subject to flip, and essentially as soon as the sellers were moved out, both properties were cleaned up, a couple of repairs done here and there, but very little cash-out-of-pocket total. After those were those repairs were done, the properties were marketed on the MLS and very quickly we had a buyer for both properties, and the two separate buyers, of course, but we had a buyer for both properties. Closed very quickly after that, and we made a net profit on both properties of $14,000. We were also able to pay the sellers some of the equity that was still due to them at the final closing, and everybody wins, everybody’s happy and we made it a healthy profit, which is great.
