Hi. My name is Ilya . I’ve been working as a long haul truck driver the entire time I’ve been in the program. The reason I chose to get into real estate and join the program was because I wanted to make more money and I wanted to create more freedom for my family and I. The reason this specific program was, as I realized that real estate was the thing I wanted to get into, I crossed paths with a lot of what really seemed like charlatans or at least individuals that were trying to sell you.
What’s that saying? Ice to an Eskimo where they’re not really providing value. While this program, man, it’s something else. Specifically, the coaching and the direct messaging and how you can be in direct contact with people who are doing this business every day, that is huge.
When I originally crossed paths with Phil, this was after I was already looking into real estate for a while, and it’s kind of like what Phil says is there’s signal and there’s noise. When I saw Phil’s content, I instantly knew it was signal.
I just closed my first deal. The total profit was $11,758. Some interesting details. This deal took us, from the day we got it under contract to the time we closed and actually turned a profit, was 77 days. We worked with the seller on the timeline that she wanted, so we actually closed nearly a month before she wanted to originally close. The best part of it was we got it under contract. All we did was clean it out, get the property listed, and we sold it basically in as is condition and made a little over $11,000.
On top of that, we never even owned it. We didn’t have our name on title, so we took no risk, potentially being wrong. We only closed on it when we already had a new buyer in place.
As for my ability to get this done, it wouldn’t have happened if I wasn’t for Freedom Mentor and the coaches and Phil. I would’ve screwed it over 15 times just in the last steps trying to get it closed. I made so many mistakes and yet only due to the coaching experience did we get this actually done.
