Hi, my name is Joshua, and I’m from Kansas. I got into real estate last spring for reasons of personal growth and to take control of my time. Unfortunately, I lost my job. Since I am a web developer and designer, I decided to go freelance instead of finding another place of employment. I also decided to dive into real estate head first and make that work for me. I came across Phil and his videos, and I liked his approach and philosophy to real estate investing. I also liked his personal story and what he went through is very encouraging. I asked Phil if I could join his program and he said, “Okie-dokie.”
My first month in the program, I got three, four deals on a contract, but of those only one of them was really a motivated seller. He had inherited the property. The others were looking for convenient way to get out of their house, but weren’t willing to work with me. There’s a huge difference between working with motivated sellers than working with non-motivated sellers. The non-motivated sellers are very, very stressful and just challenged me in a lot of ways. I don’t like to be challenged, but that’s part of the personal growth. The motivated seller was very helpful. He always answered my phone calls. He got back to me, gave me advice on the area, helped me out when the person that I had hired was arrested and dragged out of the house that he was working on. That house just closed without a problem.
The biggest challenge in all of it when I first got those under contract was to file a memo. I find it very intimidating to work with the state and governing authorities just because they, you know how they are. With that deal I made $4,500, which was excellent. It gave me what I needed to get through the rest of the year. That was a great experience. I am an independent person, and I like to figure things out on my own and just come up with my own ways of doing things. When it comes to real estate investing, it’s too much to risk and too much to lose to take that route. Anyway, I’d highly recommend Phil’s program because all the information that he gives you is invaluable. It would save you hundreds of thousands of dollars, save you all kinds of time, all kinds of headaches is a big thing.
The staff that he has available and the coaches, I mean, they help you solve problems that you would never figure out how to solve creatively on your own no matter what kind of books he read or seminars he went to, just because they’re problems that they come up, and they’re not questions you’d ever think to ask otherwise, strange scenarios, you name it. Phil and his team know how to work through it, so they’re great.
